Balwyn North sits between the Koonung Creek valley to the north and the higher ground along Doncaster Road. Blocks are noticeably larger than neighbouring Balwyn — 700 to 900 square metres is common, but many slope from front to back or side to side. That slope, combined with the heavy clay that dominates Melbourne's east, means drainage and retaining are the foundations of every decent landscape here. Skip them and you get waterlogged lawns in winter, cracked paving in summer and garden beds that wash out.
The housing stock is a mix: brick veneer homes from the 1960s and 70s — some original, many renovated — alongside newer double-storey rebuilds drawn to the Kew High School zone and the suburb's family reputation. The older homes often have enormous backyards that were never properly landscaped beyond a Hills hoist and a few fruit trees. The newer builds come with builder-grade turf that fails within a year. In both cases, the opportunity is a full outdoor space that actually works: level lawn for the kids, a paved area for dining, screening for privacy and planting that handles the clay.

Balwyn North stretches from Doncaster Road in the north to Belmore Road in the south, with Bulleen Road forming the eastern edge. The streets closest to the Kew High School zone — around Buchanan Avenue and Maryvale Road — have seen the most renovation activity, with older homes knocked down and replaced by large family builds that come with big backyards but minimal landscaping.
Further north toward Greythorn, the blocks get even bigger and the slopes steeper. These streets often back onto the Koonung Creek corridor, with drainage easements and sometimes flooding history that needs to be considered. Knowing which streets have reactive clay, which have fill from old subdivisions and where the drainage constraints sit is what separates a landscape that lasts from one that fails within a few years.
