Bulleen's generous block sizes give us scope for ambitious outdoor spaces, but the ground conditions demand careful planning.
Bulleen sits in the Yarra River valley between Kew and Doncaster, with the river forming its western boundary and Koonung Creek running through its eastern edge. That position means the suburb is lower-lying than its neighbours, with higher water tables, clay soil that holds water and pockets that are flood-prone after heavy rain. Drainage is not an afterthought in Bulleen — it's the starting point for every landscape design.
The blocks are large by inner-east standards — 600 to 900 square metres is common, and the housing stock is mostly 1960s–80s brick veneer, with some newer rebuilds and townhouse developments. Many of the original homes have large, under-used backyards with poor drainage, aging fencing and minimal landscaping. The larger block size creates real opportunity: space for a proper level lawn, an entertaining terrace, screening plantings and defined garden areas. But the clay and water conditions mean every element needs to be built on solid foundations, with drainage planned before the first paver goes down.

Bulleen runs from the Yarra River in the west to Manningham Road and Thompsons Road in the east, with Bulleen Road forming the main north-south spine. The western side of the suburb, closer to the river and the Heide Museum of Modern Art, sits on lower ground with the highest water tables and the most flood-affected blocks. The eastern streets toward Doncaster rise in elevation and drain better, but the clay remains reactive throughout.
The Bulleen Plaza and the shops along Manningham Road provide the suburb's commercial hub, while the Yarra River corridor and Bolin Bolin Billabong offer parkland and walking trails. Many Bulleen homeowners value the suburb's spacious feel — larger blocks, wider streets, more sky, and want a landscape that makes the most of that space.
